Success through marketing

collinsThere is an old saying “you can’t sell a secret” and this is indeed true when it comes to selling property. A lot of agent will tell you internet is the only method required to market a property for sale but I don’t believe this to be true and it is my professional opinion that an all-round marketing campaign is required to maximise the sale opportunity for every home.

Take 2 Hall Road, Collinsvale a recent sale of mine that sold within 20 Days when the areas average is 95 days, this is because the vendors Paul and Sharon also believed it was important to do a mix of digital and print advertising to achieve a successful sale within a reasonable time frame.

When listing the property for sale I spoke with the vendors in details about the pros and cons of spending money on marketing and then together as a team we built a custom package that was best suited to their home.

The package included professional photos, video (below is an example of the high quality production video we put together) and floor plan from our sister company 4one4 Media House that would be used in conjunction with upgrades on the three major websites realestateview.com.au, domain.com.au and realestate.com.au to ensure that buyers Australia wide had the opportunity to view this home from the comfort of their living rooms.

Then to ensure we captured the Hobart market place we budgeted for two quarter size advert inside the Mercury real estate guide ensuring that at launch the advert was large enough to stand out and attract passive buyers also, however due to the properties success we were only required to use one of the two allocated adverts.

Once the property went live we discovered that the successful purchaser used both methods of marketing, they found it in the real estate guide then looked it up on-line using our “direct property addresses” to see the digital content prior to booking an inspection and eventually purchasing the home.

It is important to understand when selling your home you need to maximise your exposure to ensure you achieve the best possible price for your property, never be afraid to invest up to 1% of the purchase price of your home because if you don’t it could cost you more in the long run.
