Every quarter I take a day to look back over the past ninety days and see how 4one4 Real Estate is tracking, the industry is tracking and how individual suburbs are tracking which results in our 4one4 Real Estate “Quarterly Market Report”.

The report takes a detailed look at suburbs that fall under 7009, 7010, 7011 plus 7030 and takes a look at the following items:

  • Median Sale price
  • Days on market
  • Median rental price
  • Properties currently for sale
  • Recent Sales

This in-depth look into the past nighty days can be a huge help for people considering selling, investors looking to grow their portfolios and buyer who required that addition information to ensure they make informed decisions when offering on prospective properties.

When looking into 7009 I’m excited to report that the average days on market have decreased from 47 days down to 34 days showcasing that suburbs like Moonah and West Moonah have increased in popularity creating a need for properties within the area.

7010 has slowed down a little in sales with the average days on market moving from 49 days out to 73 days with suburbs like Glenorchy seeing a 2% decline in sales worth during the quarter. Surprisingly Rosetta has gone against the 7010 grain and recorded approximately a 12% growth within the area and proving to be the postcodes hotspot.

7011’s days on market have increased on average by 11 days to 101 days on market however all suburbs apart from Claremont have seen an increase in their sales value showcasing that the property market is holding quite strong within the area.

Finally, 7030 is actually preforming better than expected with days on market decreasing by an average of 16 days down to 78 all while enjoying a steady median price across most suburbs within the postcode.

Overall the signs seem to be improving across the entire norther suburbs when it comes to sales numbers. Showcasing that there is a heightened demand for properties across the area and this is providing to be a mostly positive outcome for vendors who have taken the brave decision to sell over the winter months with strong demands from interstate buyers along with the welcomed return of first home buyers who are looking to secure well-presented home quickly and are prepared to pay for the privilege.
